Exterior cleaning in South Auckland

South Auckland’s suburbs were mostly built in a rush after the war. The Southern Motorway pushed housing south through the 1950s and 60s, Ōtara was built as a state housing project from 1958, and by 1964 Manurewa, Takanini and Papakura had joined into one urban area. What do South Auckland’s post-war homes need before cleaning?

A check on paint and roof age. More than 3,000 houses went up in Ōtara within ten years of 1958, and Manurewa and Papakura grew through Housing Corporation subdivisions of the same era. Homes of that vintage should be treated as having lead in the paint, according to WorkSafe, and asbestos turns up in many buildings put up before 2000.

In practice that rules out high-pressure water on the walls and roofs of most older homes here. A low-pressure soft wash cleans the cladding without stripping paint, and roofs are cleaned at low pressure or treated with a spray. If paint is already flaking, the crew will point it out rather than wash it off, because lead flakes don’t belong in the garden.

How does the Manukau Harbour affect houses here?

Mostly through wind and salt. NIWA’s station at Auckland Airport, on the Manukau shore at Māngere, is the windiest it lists for the region, averaging about 18 km/h, with the prevailing wind from the southwest. Homes on the harbour edge and along the Pahurehure Inlet at Papakura sit within the band NZS 3604 treats as its highest coastal exposure zone.

Wind drives dust, grime and salt onto the windward side of a house, so the southwest-facing walls and windows often need more attention than the rest. Interestingly, the airport records less rain than central Auckland, about 1,101 mm a year, so the problem here is more often grime and salt than heavy moss. Which jobs make the most difference on an older South Auckland home?

A soft wash of the walls, a gutter clean and a careful look at the roof. Gutters on older homes are often the original profiles and fill with leaves and grit from the wind; a gutter clean once a year keeps the water moving. Older iron roofs that have chalked or started to rust at the laps may be ready for roof painting, which is maintenance and normally needs no building consent.
